Purchase Terms

• Minimum Loan Amount:  $200k

• Interest Rate: Starting at 7.5% (fixed or variable options available)

• Term Length: 5, 10, or 15 years

• Amortization Period: Up to 30 years

• LTV (Loan-to-Value) Ratio: Up to 90%

• Prepayment Penalty: None for fixed-rate loans; variable rates may have a penalty

• Origination Fee: 1%-2% 

• 100% financing option available determined on a case-by-case basis.

 

     Second Mortgage 

• Minimum Loan Amount: $200k

• Interest Rate: Starting at 8.5% (fixed or variable options available)

• Term Length: 5, 10, or 15 years

• Amortization Period: Up to 30 years

• LTV (Loan-to-Value) Ratio: Up to 80%

• Prepayment Penalty: None for fixed-rate loans; variable rates may have a penalty

• Origination Fee: 1%-3% 

 Rate and Term Refinance

We offer competitive refinancing options that allow you to lower your interest rate or adjust the term of your existing mortgage without taking cash out.

• Loan Amount: Minimum of $100,000

• Interest Rate: Starting at 7.25% (fixed or variable)

• Term Length: Choose from 5, 10, or 15 years

• Amortization Period: Up to 30 years

• LTV Ratio: Up to 85% for rate and term refinances

• Origination Fee: 1%-2% 

 Cash-Out Refinance

If you need access to cash for renovations, expansions, or other investments, our cash-out refinance option allows you to leverage your property’s equity.

•  Minimum of $100,000

• Interest Rate: Starting at 7.75%

• Term Length: Available in 5, 10, or 15 years

• Amortization Period: Up to 30 years

• LTV Ratio: Up to 80%

• Prepayment Penalty: None for fixed-rate loans; variable rates may have a penalty

• Equity Requirement: you must hold a minimum of 20% equity on the property

• Origination Fee: 1%-2%
